Realtors have a fiduciary duty when representing a buyer or seller. Basically, a fiduciary duty means that as a realtor we represent the client and their needs and/or desires to the best of our ability. When we pair up with a client we use our experience and strategies to make a proven game plan customized for them. In this sale, the seller wanted the highest possible price for the home. However they worked from home and therefore wanted specific showing times and open houses. They wanted it to sell quickly. We sat down together in person and created a clear game plan. The seller followed every single step. This turned out to be a fast sale, 3% higher than the comps, to buyers they were honored to sell to…all at a time when the market was drastically slowing down. They were good students and therefor made a significant (boatload) amount of money.
